Public hearings give one last chance for input on zoning changes

The Planning Board has now scheduled hearing dates for two important proposals affecting Route 28.

The first, a public hearing on proposed stormwater management regulations, is set for Tuesday, October 15. This is likely to take place in the hearing room of the Wolfeboro Public Library at about 7 p.m.

These regulations, which would be added to the site plan review rules, are not subject to a vote by the town. After a public hearing, the board is free to adopt them, which heightens the importance of getting public input at this hearing.

The regulations would apply to commercial and subdivision development throughout the town. In the near future, however, they are critically important to the proposed rezoning of Route 28 because the proposed changes there rely entirely on the stormwater regulations for protection of nearby streams and the lakes.

The second review is the formal public hearing for a proposed “mixed use” zoning district along Route 28 in the area of West Lake and the Parson’s/Trites area. (The two areas are currently designated as C2 — commercial — zoning.)

This hearing — set for Tuesday, November 19 at the library — is likely the last time the board will take public input before placing the rezoning proposal on the town warrant for the 2014 Town Meeting.

Still under discussion is a proposed “overlay” zoning district that would allow some or all of the uses being proposed for the C2 districts in the area between West Lake and the Route 28 storage facility.
